General Information

• Venue: Six-bedroom bed and breakfast
• Capacity: Sleeps 14. Weddings can host up to 30 guests, and private events up to 25 guests.
• Breakfast: Three-course breakfast included

Rental Requirements

• Whole House Rental: 2-night minimum; 3-night minimum June 15–October 25 and on major holiday weekends
• Wedding Venue Fee: $3,000 (does not include room rates)

Private Events

• Venue Fee: $600
• Capacity: Up to 25 guests
• Rental Period: Three hours, including decorating, setup and the celebration itself
• Perfect For: Bridal showers, baby showers, birthdays and other private gatherings

Booking and Payment

1. Non-Refundable Deposit:
   • A $1500 non-refundable deposit for the venue is due on the date of booking.
2. Room Rate Payment:
   • 50% of the room rate is due on the booking date.
   • Room rates are subject to seasonal pricing.
   • This payment is refundable up to 3 months before the event, minus a $150 cancellation fee.
3. Additional Brunch Option:
   • Brunch is available the day after the wedding for an additional charge.
   • Brunch must be booked at the time of the initial booking.

Cancellation Policy

• Venue Deposit: The $1500 deposit is non-refundable.
• Room Rate: 50% of the room rate is refundable if the cancellation is made at least 3 months before the event. A $150 cancellation fee will be deducted from the refunded amount.
• cancellations made inside the 3 months are non-refundable. 

Event Planning and Catering

• The party is responsible for event planning and catering.
• The party is responsible for providing linen, cutlery, and glassware for the dinner.

Alcohol and Bartender

• Your party is welcome to bring its own alcohol, and we provide the bartender.
• The inn provides glassware for the bar.

Event Timing

• Indoor events may continue until 10:00 PM, provided noise levels remain respectful and do not disturb other guests or neighbors.
• Under Kennebunk's noise ordinance, outdoor areas, including the porch and fire pit, need to be quiet after 8:00 PM.

Property Policies

• The inn is smoke-free and vape-free, including the porch and all outdoor areas.

Additional Information

• All bookings and payments must be completed through our official channels.
• The remaining balance for the venue and rooms is due 30 days before the event.
• In case of a no-show or cancellation within 3 months of the event, no refunds will be issued.
