General House Rules
- No Smoking: Smoking, vaping, and E-Cigarettes are not permitted anywhere on the premises. We reserve the right to charge a minimum cleaning fee of $250 for the cost of damage or cleaning resulting from smoking.
- Children: We discourage children under the age of 12. Exceptions may be considered; please contact us for more information.
- Alcohol: Outside alcohol is not permitted in public areas due to our alcohol license. Guests may consume outside alcohol only in their guest rooms.
- No Pets: Pets of any kind are not permitted at White Sails Inn.
- Outside Guests: Under no circumstances are outside guests allowed in the rooms unless approved by the Innkeeper or manager on duty.
- Damages: Damages above normal wear and tear in the room are subject to a minimum fee of $50, plus any additional service fees for replacement, repair, or cleaning.
- Lost Key: The fee for a lost key is $75.00 due to newly installed commercial-grade door hardware for each guest room.
Check-In and Check-Out
- Check-In: 3:00 PM - 6:00 PM. Please do not arrive earlier than 3:00 PM as we need this time to prepare the rooms and house for your stay. Early check-in requests are discouraged and cannot be guaranteed.
- Check-Out: Before 10:00 AM. This allows us time to clean and prepare for our next guests. The time between check-out and check-in is also used for essential tasks such as grocery shopping.
Parking
- We provide on-site parking for guest vehicles, with parking available for one vehicle per room.
Room Rates and Maximum Occupancy
- All rates are based on single or double occupancy. The maximum occupancy for each room is determined by the room type. Please review the maximum occupancy of the room/rooms you are interested in.
Maine Lodging Tax
- A 9% Maine lodging tax will be added to your reservation.
Minimum Stay Requirements
- The White Sails Inn requires a two-night minimum stay on select rooms for reservations between July 1st and October 15th.
General Cancellation Terms
- All cancellations must be made in writing (email or letter) and acknowledged by the bed and breakfast.
- As a small, family-owned business, cancellations have a significant impact on our operations. Your understanding and cooperation are greatly appreciated.
Standard Cancellation Policy (Non-Peak Periods)
- More than 14 days before check-in: Full refund.
- Less than 14 days before check-in: No refund unless we can rebook your room. The refund is subject to a $50.00 service charge.
Blocks of Rooms Cancellation Policy
- More than 60 days before check-in: Full refund.
- 30-60 days before check-in: 50% of the total booking amount will be refunded. The refund is subject to a $50.00 service charge.
- Less than 30 days before check-in: No refund unless we can rebook your room. The refund is subject to a $50.00 service charge.
Peak Periods Cancellation Policy (June 15 - October 15 and Major Holidays)
- More than 60 days before check-in: Full refund.
- 30-60 days before check-in: 50% of the total booking amount will be refunded. The refund is subject to a $50.00 service charge.
- Less than 30 days before check-in: No refund unless we can rebook your room. The refund is subject to a $50.00 service charge.
Modifications
- Modifications to reservations (such as reducing the number of rooms or nights) are subject to approval and may incur additional fees.
- Requests to change the dates of stay are treated as cancellations and re-bookings, subject to the cancellation terms above.
Force Majeure
- No cancellation fees will apply if cancellation is due to a force majeure event (natural disasters, government actions, etc.) that makes it impossible for the bed and breakfast to operate.
Refund Processing
- Refunds will be processed within 14 business days of the cancellation notice being received and acknowledged. All refunds are subject to a $50.00 service fee.
Group and Event Bookings
- For special events or group bookings, additional terms may apply, which will be detailed in the booking agreement.
Travel Insurance
Payment Terms
- A credit card deposit is required for reservations. The deposit amount is equal to one night's lodging. The deposit for reservations made less than 14 days before your stay is 100% of the reservation. The remaining balance is due upon check-in. Gift Certificates may be tendered at the time of check-in but may not be used as a deposit.
Specials/Promotions
- Only one special/promotion may be redeemed per stay. Specials, packages, and promotions are only available for reservations made directly through the White Sails Inn.
